Surefire Ways to Sell Your Properties FAST

You’ve located a hot wholesale property and have put it under contract.  Now what do you do?  Most investors will tell you that locating a buyer when you’ve got just a limited period of time to do so is the most nerve-wracking part of being a real estate investor.  The most successful investors will actually come about it from the other way: they develop a buyer’s list and get to know what the cash buyers in their area are looking for, and then they go out and find what the market wants.

But let’s say you are a new investor and you don’t have a buyer’s list yet.  How do you develop one?

1.  Pin-point all the cash buyers in your area over the past several months.  You can gather this information by checking public sales records through the county recorder or clerk’s office.  If you are an REWealthCoach member, your CRM system can keep track of your cash buyers so that you have a simple way to notify all of them whenever you get a new property.

2.  Advertise in Craigslist and on various real estate investor communities for cash buyers in your area.

3.  Place newspaper and shopping advertiser ads for cash buyers or for those interested in a specific wholesale property.

4.  Bandit signs placed strategically in your “farming” area will attract both buyers and other sellers.  It is best to put these signs up on Friday afternoon and take them down Sunday evening in order to avoid you city’s sign police.

5.  Search Google, Bing and Yahoo for real estate ads in your community that use typical investor phrases such as “we buy houses <city>” or “sell home fast <city>”.

6.  Attend local real estate investors meetings and make a special effort to get to know the active buyers in the area.

With each lead try to contact the prospective buyer personally so you can follow up with an introduction about yourself and your business, and to interview the cash buyer, if they are willing, in order to understand the types of houses, price ranges and areas that they will buy in.  Ask if they would be interested in being included on your buyers list for property you tie up that meet their buying criteria.

A little bit of work up front will yield a long term benefit in being able to sell your wholesale deals quickly for years to come.
